Welcome to our hobby farm at 1978 Pleasant Valley Road, Spallumcheen. This much loved and unique property is truly a peaceful paradise – close to town but close to nature too and surrounded by large farm acreages.

Located 1 km south of Armstrong city limits in the north Okanagan, it is within walking distance of schools – Pleasant Valley High School, Len Wood Middle School and Armstrong Elementary School. Situated on 3.14 landscaped acres in the heart of farmland, this unique property has a 3,476 sq.ft main house, a 1,750 sq.ft. guest house, and a large shop with a car port attached. Included is a 5th wheel static trailer with power, water and sewer and there is an old red barn that currently houses our donkey and chickens.

There are two wetland ponds in the 2-acre nature park and facilities include picnic tables, a gazebo, a viewing platform, and an outhouse with a flush toilet and running water. It has served as a base for cultural ecological outreach programs offered to students and youth at risk since 2018. The original 1955 farmhouse was completely remodeled and updated in 2004 while preserving the comfortable farmhouse appeal. It is open plan both upstairs and downstairs with wood laminate floors throughout, a solarium, an enclosed porch off the main bedroom and two small decks upstairs. There is a new gas range, a new hot water tank, new heat pump for cooling/heating and both a gas fire and baseboards for backup heating. There are three bedrooms downstairs (one is currently my office), one upstairs and two bathrooms including an ensuite with a jetted tub off the primary bedroom. The upstairs is open and full of natural light with 5 dormer windows and a large bay window. Currently it is used as a library, craft room and an extra guest room.

The guest house is fully carpeted with heat pumps in each room for cooling/heating. It has 2 bedrooms, bathroom and kitchen and its own 200 amp hydro service. This house could easily be an income generating rental.
